Each package is a completed G.J. Gardner home on its own freehold section, sold together at one fixed price. The developer builds every home as a complete package, so you're buying a finished home you can move straight into, not a section plus a separate build contract.
Are the homes ready to move into?

How much do the homes cost?
Homes start from $735,000. Pricing depends on the number of bedrooms, the floor plan and the section, and each listing shows its price.
What's included in the price?

Title & Ownership
Are the sections freehold?
Yes. Every home is on its own freehold title, with no body corporate fees.
Are there covenants on the titles?
Yes. Protective covenants help maintain the look and value of the neighbourhood. Your lawyer will receive a copy to review before you commit.
Who is the developer?
Rodney Land Holdings, who have developed North Estate progressively over several years. The land is held freehold and unencumbered, and bulk earthworks on the final stage are nearly complete.
Will I end up next to an empty section or a half-built house?
No. Every home is built as a complete package by the developer, so you won't have unfinished builds next door affecting your home's value.
Build Quality
Who builds the homes?
G.J. Gardner Homes, through their local franchise. It was the first G.J. Gardner franchise to open in New Zealand and is still run by its original owners.
Do the homes come with a guarantee?
Yes. Every home is backed by a Master Build 10-Year Guarantee.
Are the homes warm and sunny?
The estate sits on a gentle north-facing slope that captures the winter sun. Every home also has a heat pump and double glazing.
Finance
How much deposit do I need?
New builds are exempt from the Reserve Bank's loan-to-value restrictions, so some banks will lend with less than a 20% deposit. Eligible first home buyers may also qualify for the Kāinga Ora First Home Loan, which requires as little as 5%. Talk to your bank or a mortgage adviser about your options.
Can I use my KiwiSaver?
Yes. Eligible first home buyers can use a KiwiSaver first home withdrawal towards a North Estate home. Because the homes are complete, settlement can happen quickly, so start your withdrawal application early.
Are the homes a good option for investors?
New builds are exempt from the Reserve Bank's loan-to-value restrictions, which can mean a lower deposit than buying an existing rental. Freehold titles, no body corporate fees and a 10-year guarantee also keep ownership costs predictable.
